2. Pilih broker/perantara yang tepat. Jika terpaksa anda harus membeli rumah melalui jasa broker/perantara, maka pilih broker yang sudah anda kenal/bisa anda percaya. Alternatif lain adalah dengan meminta referensi broker property dari saudara/relasi-relasi anda. Jika tidak, sebaiknya gunakan jasa broker porperty terkenal yang sudah memiliki kredibilitas baik, yang akan sangat membantu saat pengurusan dokumen jual beli, bahkan saat pengajuan KPR seandainya anda berencana membeli rumah tersebut dengan cara mencicil ke bank.
3. Tanyakan usia bangunan rumah jika anda membeli rumah bekas. Secara sederhana anda bisa mengklasifikasi usia bangunan rumah yaitu : baru (kurang dari 10 tahun), sedang (10 s/d 20 tahun) dan tua (lebih dari 20 tahun). Jika pernah dilakukan renovasi, tanyakan kapan terakhir kali dilakukan renovasi. Tentunya ini bukan patokan baku, karena tentu akan sangat dipengaruhi oleh kualitas bahan bangunan, tipe struktur dan kualitas pengerjaan yang dipergunakan pada rumah tersebut. Yang jelas, semakin tua usia bangunan maka performa-nya semakin menurun, dan berarti anda harus bersiap menganggarkan dana untuk merenovasi rumah tersebut.
4. Cek lingkungan sekitar rumah. Dapatkan informasi tentang kondisi lingkungan sekitar rumah, terutama jika rumah itu hendak anda tempati bersama keluarga. Jangan sampai anda kecewa karena ternyata lokasi rumah tersebut sulit diakses, rawan keamanan, jauh dari sarana pendidikan atau bahkan ternyata sering kebanjiran !!
5. Cek dokumen kelengkapan rumah. Periksalah keaslian sertifikat rumah (SHM), sertifikat Ijin Mendirikan Bangunan (IMB), bukti Pajak Bumi Bangunan (PBB) dan kemudian lakukan cross check pada semua dokumen tersebut. Apabila ternyata nama yang tertera disitu tidak sama dengan nama penjual rumah, tanyakan status hubungannya. Bila katanya belum dilakukan proses Balik Nama, mintalah Akta Jual Beli yang sah atas rumah tersebut. Untuk rumah yang berstatus harta warisan, tanyakan berapa banyak ahli waris sahnya. Poin ini penting sekali buat anda, demi menghindari masalah hukum yang tidak diinginkan di kemudian hari.
6. Cek harga. Carilah informasi sebanyak mungkin tentang harga pasaran tanah dan rumah di sekitar lokasi rumah tersebut, sehingga anda bisa melakukan penawaran dalam kisaran harga yang sewajarnya. Terlebih-lebih jika anda berencana membeli rumah tersebut untuk kemudian menjualnya lagi.
7. Cari info sebanyak-banyaknya baik dari situs jual beli rumah, koran, mengunjungi pameran rumah, hingga berputar-putar di area rumah temen atau sodara untuk melihat situasi lingkungan perumahan.
8. Pastikan anda mengunjungi rumah yang di tuju, untuk mengetahui kondisi bangunan rumah, apakah ada tembok yang retak, atap bocor atau rembesan air hujan di tembok.
9. Coba iseng tanya-tanya ke tetangga, riwayat rumah tersebut. Siapa tau ternyata terjadi sengketa rumah tersebut atau lebih parah misalnya rumah angker...
10. Bila anda berminat ajukan KPR sebagai pembayaran, pastikan rumah tersebut berada di posisi yang strategis (di lalui oleh 2 mobil, tidak dekat kuburan, tidak banjir, dsb).
11. Coba nego dengan pemilik langsung, agar bisa kerjasama dalam mendapatkan kemudahan KPR. Contohnya, harga rumah 100 juta, tetapi karena terletak di lokasi yang strategis, anda bisa mengajukan permohonan ke bank sebesar 150 juta, jadi jika hasil appraisal bank sekitar 125 juta, anda akan mendapatkan tambahan dana segar sebesar 25 juta, yang bisa anda pakai untuk biaya-biaya yang ditimbulkan.
12. Antara penjual dan pembeli harus sepakat, bila pajak yang ditimbulkan akibat transaksi jual beli di tanggung masing-masing. Pajak penjual sebesar 5 % dari NJOP rumah, sedangkan pajak pembeli lebih murah, karena dihitung setelah dikurangi pengurangan wilayah x 5 %. Contohnya area bekasi (NJOP- 30 juta x 5 %).
13. Siapkan dokumen-dokumen yang diperlukan oleh bank (KTP suami istri, Surat Nikah, Rekening koran 3 bulan terakhir, dsb)
14. Pilih bank yang memberikan bunga yang kompetitif. Catatan : biasanya bank memberi rate bagus pada 1 tahun pertama, sisanya floating. Pastikan juga penghasilan suami istri (bila joint income) sebesar 3 x nya cicilan. Contoh, harga rumah 350 juta, cicil selama 15 tahun, cicilan perbulan sekitar 3.5 juta, berarti minimum penghasilan suami + istri sebesar 15 juta bila di gabungkan. Anda juga harus menyiapkan uang untuk biaya-biaya bank dan biaya notaris. Besarnya biaya bank dan notaris tergantung dari NJOP rumah.
15. Bila anda memiliki cicilan lain di bank manapun, akan menjadi pertimbangan bank untuk menilai kemampuan anda mencicil rumah nantinya.
16. Bank juga akan memastikan, apakah nama kita masuk ke dalam BI checking atau tidak, bila masuk dalam BI checking, agak sulit untuk proses persetujuannya
17. Proses bank memakan waktu hingga 2 minggu (termasuk appraisal rumah).
18. Appraisal rumah, berdasarkan NJOP dan cek fisik. Misalkan NJOP rumah nya kecil, tp kondisi bangunan bagus dan bertingkat, bisa menaikan nilai appraisal.

Pemeliharaan Kaki Kenari

Pertamakali saya jatuh cinta pada burung kenari karena melihat penampilannya yang menarik mempunyai warna yang indah dan yang tidak kalah menarik yaitu mempunyai suara yang sangat merdu. Walaupun saya pernah murtad beberapa kali maksudnya pindah kelain hati (memelihara burung kicauan) tetapi akhirnya tetap balik lagi memelihara burung kenari hehe…. Salah satu pendukung kecantikan penampilan burung kenari adalah kakinya, penampilan yang menarik didukung dengan kaki mulus nan tinggi semampai…. Wuihhh betapa cantiknya burung kenari.

Dengan semakin bertambahnya usia burung kenari sisik  kaki semakin menua jika tidak dirawat dengan baik maka sisik kaki semakin menebal. Penebalan sisik kaki akan membuat penampilan kaki burung kenari kurang menarik. Untuk memperlambat penuaan sisik kaki kenari dapat dilakukan dengan cara setiap 1 bulan sekali kaki burung kenari diolesin minyak tawon, mandi rutin seminggu sekali. Selain factor usia yang membuat penampilan kaki kurang menarik yaitu karena terkena penyakit bubulan dan bebenjolan biasanya hobis menyebut digigit nyamuk.

a.    Penyakit Bubulan

Penyebab penyakit bubulan masih menjadi silang sengketa (lebay nian hehe….) ada yang bilang karena jamur ada juga yang bilang karena virus. Saya tidak ingin membuat runyam permasalahan, saya hanya sharing mengenai penanganan penyakit bubulan berdasarkan pengalaman pribadi. Penanganan penyakit bubulan pada kaki burung kenari yaitu dengan cara kaki kenari diolesin minyak tawon. Jamur yang sudah lama biasanya menempel pada jari kenari cukup kuat sehingga membersihkannya (dengan cara digosok menggunakan kuku tangan kita) harus agak kuat  hanya harus hati-hati jika terlalu kuat menarik jamur tersebut jari kenari akan mengalami pendarahan. Pembersihan bubulan ini tidak bisa dilakukan sekaligus karena jika dipaksakan khawatir banyak keluar darah. Setelah jamurnya dibersihkan jari-jari kenari diberi betadin. Jika bubulannya belum bersih semuanya bisa dilakukan seminggu kemudian sampai jari-jari kenari bersih dari jamur.

Dalam penanganan penyakit bubulan tidak hanya menghilangkan(mencabut) jamur dari jari-jari kenari ada yang tidak kalah penting yaitu pembersihan sangkar berikut tangkringannya. Jika kondisi sangkar dan tangkringannya tidak dijaga kebersihannya, maka pengobatan bubulan tidak efektif. Penyebab jamur (bubulan) adalah kotoran yang menempel pada kaki burung kenari. Jika kotoran tersebut dibiarkan lama maka akan mengakibatkan tumbuhnya jamur.

b.    Gigitan Nyamuk Pada Jari Kenari.

Mohon maaf saya tidak bisa menyebutkan nama penyakitnya hanya biasanya temen-temen kenarimania menyebut benjolan yang diakibatkan dari gigitan nyamuk. Penyebab benjolan pada jari kenari juga masih simpang siur ada yang beranggapan karena gigitan nyamuk ada juga yang menyebut akibat virus. Saya tidak ingin membahas dilemma diatas, saya hanya ingin sharing mengenai penanganan penyakit tersebut karena jika penanganan penyakit benjolan ini salah akibatnya patal.

Saya sering mendapat pencerahan dari rekan-rekan kenarimania bahwa untuk mengobati gigitan nyamuk menggunakan salep 88, saya sudah mencobanya dan Alhamdulillah berhasil. Namun penggunaan salep 88 ada efek sampingnya yaitu jari-jari yang diolesin salep 88 sering dipatokin, saya tidak tahu penyebab kenari senang matokin jari kaki yang diolesin salep 88. Akibat kenari senang matokin benjolan yaitu benjolan bisa pecah dan keluar darah yang cukup banyak, jika tidak segera ditangani akan berakibat patal kenari bisa mati karena kehabisan darah.

Saya pribadi untuk mengobatin benjolan  biasa menggunakan garamicyn. Saya tidak akan bosan-bosan mengingatkan kenarimania untuk menjaga kebersihan sangkar karena pada dasarnya seluruh sumber penyakit adalah karena keteledoran kita terhadap perawatan/menjaga kebersihan sangkar berikut sarana penunjangnya seperti tangkringan, tempat makan dan minum.
